1.  Chronic poor grass health: If your lawn is always showing signs of distress, it is likely lacking the nutrients it needs to be healthy. The resolution is to have a soil sampling performed and then following with a course of action based on the results.

2.  Invasion of weeds: This is a likely outcome if your lawn is not healthy, so soil sampling can be a good start to the resolution of this problem, as well. Once it has gotten to this point, however, you’ll also need a plan for weed control. One thing about weeds, particularly crabgrass, is that they die off at the first frost, so the appearance of your lawn will really suffer. Use of an herbicide and fertilizer in the spring can go a long way to combatting crabgrass.

3.  Dead spots: There are two potential causes for dead spots in your lawn. One is a lack of sunlight, and the other is having a higher-than-normal density of grubs. If the area is in the shade, you will probably not be able to do much there because even shade-tolerant turf varieties need some sun. The best resolution is to convert this area, such as with a ground cover or create a gravel or perennial garden. As for grubs, once again this can be a sign of an unhealthy soil condition, and steps to improve the health of your lawn will help. In addition, preventative insecticides can be applied in the spring, and there are curative measures that can be taken at the end of the season.
